Perry Glen in Port Perry, Ontario

Port Perry is a fantastic little town directly north of Whitby and Oshawa and only an hour commute to the eastern portion of Toronto

Port Perry is nestled on the South Western shores of lake Scugog which is conected to the Trent Severn Waterway making it an ideal location to live and enjoy aspects of a cottage lifestyle. Within this quaint town are many niche neighbourhoods and and pockets that sometimes go unnoticed. One suchlittle pocket is a

known as Perry Glen on the western side of Port Perry just north of Queen St. This area is made up of all detached homes (Bungalows, Back and side splits and 2 storey homes) It is a great family friendly neighbourhood – close to both Pubic and Secondary schools. As a real estate person I see the tremendous value in this area  for a new and growing family. There is excellent value and homes are spaced out a bit more than conventional or newer subdivisions. The Mature trees along the roads in this area also add to the aesthetic value. One of the other features that make this little pocket great  is the fact that there are only 3 streets and it doesn’t attract any through traffic, in essence the only cars in this neighbourhood are the ones who live there already.

This neighbourhood is comprised of 1 street and 2 courts and has a nice “parkette” between the 2 courts. Chester and Heath are the 2 courts and Walsh is the feeder Street into the neighbourhood.

 

Home values have been steadily increasing over the past few years and I have narrowed the values down to the street:

  • Chester Cres. – Home values on this street are at roughly $331,500 
  • Heath Cres. – Home values on this street are at roughly $365,545 
  • Walsh Drive  – Home values on this street are at roughly $348,333 
  • The Neighbourhood average is roughly $348,459.00

These values are valid as of today and any future values will alter the averages – The prices are also based on sales over the past 2 years. I prefer to provide as much information for both Buyers and sellers so all parties clearly understand the values that are being established in smaller neighbourhoods within a town such as Port Perry.
